Delivering Reliability in Kisumu: 144‑Unit Housing with Club House, Pool & CCTV

Last updated: • Jumba Engineering

Project snapshot: A modern, master‑planned estate in Kisumu consisting of 144 housing units across 1‑Bedroom, 2‑Bedroom and 3‑Bedroom typologies, integrated with a club house, swimming pool, landscaped common areas, internal roads/lighting and estate‑wide CCTV.

Our Scope: Electrical, Security & Amenities—End‑to‑End

  • Power intake & distribution: Utility interfacing, transformer/RMU coordination (where applicable), main distribution board (MDB), SMDBs per block, and final distribution boards sized per unit mix.
  • Wiring & devices: High‑quality cabling, protective devices and switching—prioritizing selective coordination and safe fault‑clearing.
  • Lighting: Energy‑efficient interior lighting, outdoor/street lighting, and architectural accents for the club house and pool surround.
  • Earthing & lightning protection: Comprehensive earth grid, bonding of metallic systems, surge protection devices (SPDs) at key boards.
  • Security (CCTV): Estate‑wide coverage—entrances, perimeters, common areas, pool apron and club house—with NVR storage, viewing station and remote access.
  • ICT & SMATV (optional add‑ons): Structured cabling backbones per block; satellite/FTA distribution to apartments.
  • Amenities: Pool plant room power and controls, club house distribution, access control points, and public address as required.
  • Compliance & testing: EPRA/NCA‑aligned documentation, insulation/continuity tests, earth resistance tests, and as‑built packs.

Design Priorities: Safety, Uptime & Cost Control

We design for low total cost of ownership: clean selectivity, right‑sized breakers and cables, and clear labeling for fast maintenance. Outdoor lighting and common‑area loads are grouped for simple control; CCTV and network power are neatly segregated from noisy loads. Earthing/bonding and SPDs protect residents and equipment during storms and grid events.

  • Resident safety: RCD protection where specified, correct IP ratings outdoors, tamper‑resistant enclosures.
  • Reliability: Balanced phases, voltage drop control, and harmonics awareness for LED drivers and pumps.
  • Efficiency: LED luminaires, timer/photocell logic for street lighting, and options for solar augmentation.

Block‑by‑Block Approach for 1BR, 2BR & 3BR Units

Each block’s SMDB and vertical risers are engineered to match actual unit counts and diversity factors. Typical units receive dedicated circuits for kitchen/heavy‑duty outlets, water‑heating provisions, and data/TV points. The result is consistent workmanship and predictable commissioning across all 144 homes.

Club House & Swimming Pool: Details that Matter

  • Club house: Separate distribution, metering for café/gym/event areas, emergency lighting and small‑power provisions for AV/Wi‑Fi.
  • Swimming pool: Pool pump controls, chemical dosing power, equipotential bonding for wet zones, and additional earth leakage protection.
  • Security around amenities: CCTV vantage points for entrances, pool zone, and perimeter paths with safe cable routes and lighting glare control.

Delivery Model & Documentation

As an EPRA A1, NCA 1 contractor, we execute under rigorous QA/QC with signed inspection requests, test sheets, and staged handovers. Clients receive as‑built drawings, O&M manuals, warranties, and training for caretakers/estate managers.

Why It Works for Developers & Residents

  • Predictable timelines: Phased block commissioning keeps handovers moving.
  • Lower call‑outs: Clear labeling and standardized DB schedules reduce maintenance friction.
  • Marketable features: Safe pool/club house and robust CCTV coverage add value for buyers and tenants.
