• Lighting: Energy‑efficient interior lighting, outdoor/street lighting, and architectural accents for the club house and pool surround.
• Earthing & lightning protection: Comprehensive earth grid, bonding of metallic systems, surge protection devices (SPDs) at key boards.
• Security (CCTV): Estate‑wide coverage—entrances, perimeters, common areas, pool apron and club house—with NVR storage, viewing station and remote access.
• ICT & SMATV (optional add‑ons): Structured cabling backbones per block; satellite/FTA distribution to apartments.
• Amenities: Pool plant room power and controls, club house distribution, access control points, and public address as required.
• Compliance & testing: EPRA/NCA‑aligned documentation, insulation/continuity tests, earth resistance tests, and as‑built packs.

Design Priorities: Safety, Uptime & Cost Control

We design for low total cost of ownership: clean selectivity, right‑sized breakers and cables, and clear labeling for fast maintenance. Outdoor lighting and common‑area loads are grouped for simple control; CCTV and network power are neatly segregated from noisy loads. Earthing/bonding and SPDs protect residents and equipment during storms and grid events.

Each block’s SMDB and vertical risers are engineered to match actual unit counts and diversity factors. Typical units receive dedicated circuits for kitchen/heavy‑duty outlets, water‑heating provisions, and data/TV points. The result is consistent workmanship and predictable commissioning across all 144 homes.

Club House & Swimming Pool: Details that Matter

• Club house: Separate distribution, metering for café/gym/event areas, emergency lighting and small‑power provisions for AV/Wi‑Fi.
• Swimming pool: Pool pump controls, chemical dosing power, equipotential bonding for wet zones, and additional earth leakage protection.
• Security around amenities: CCTV vantage points for entrances, pool zone, and perimeter paths with safe cable routes and lighting glare control.

Delivery Model & Documentation

As an EPRA A1, NCA 1 contractor, we execute under rigorous QA/QC with signed inspection requests, test sheets, and staged handovers. Clients receive as‑built drawings, O&M manuals, warranties, and training for caretakers/estate managers.
